RENTAL FAQ's
1. Where do I pay rent?
You may bring your rent check, money order or cash to Montgomery Realtors.
You may mail a check or money order to Montgomery Realtors.

2. Do I have to fill out an application?
Yes, each applicant must fill out an application. There is a $20 application fee for each applicant.

3. What are the lease terms?
Our rentals are usually annual leases (12 months).
4. Do you verify previous rental history?
Yes, we do.
5. What do I pay when I am approved for a rental?
You pay the required security deposit, first months rent or pro-rata of first months rent and a pet fee if applicable, upon signing of the leases.
6. What if I have bad or no credit?
A co-signer may be required.
7. What if repairs are needed on the property?
We have a full time maintenace department and an emergency number for you to leave information. The maintenance manager will return your call and assess the request.
8. What if I lock myself out of my residence?
You may come by during office hours: Monday - Friday 9:00AM to 5:00PM. After hours call a locksmith.

9. What if there is an emergency?
911 should be called for non-maintenance emergencies, such as fire or theft. We consider a maintenance emergency to be water leaking from an air conditioner, water leaking from a hot water heater or broken faucet.
10. Are pets allowed?
The decision to take any pet is a decision made entirely by the owner of the property. Usually, once an agreement is made to accept the pet(s) then there is a non-refundable pet fee required at lease signing. Additionally, at the end of a tenancy the tenant is required to have the interior of the premises sprayed for fleas regardless if the pet(s) ever had fleas or not.
PROPERTY MANAGEMENT FAQ's
1. What are your office hours?
The Rental Department is open Monday - Friday 9:00 a.m.- 5:00 p.m.
Maintenance personnel work Monday - Friday 8:00 a.m.- 4:00 p.m.The Maintenance Department has a 24 hour answering machine and an emergency number if needed.

2. Who collects the rent?
Montgomery Realtors Rental Office collects the rent and we send you a check and statement by the 10th of each month.
3. Will there be regular inspections of my property?
Yes. We make the initial inspection when we receive a new property. We make an inspection when the tenant vacates the property. We make regular drive-by inspections to check on the appearance of the property. If warranted, we will schedule an inspection of the interior of the property with the tenant.
4. What if a storm or hurricane damages my property?
You will be notified of such occurrence and you will notify your insurance company.
5. Do I have to arrange for repairs or do you?
Our maintenance department will respond to routine maintenance and repairs provided the owner has approved the necessary repairs if they exceed the approved dollar amount stated on your management contract.
6. What if the tenant needs to be evicted?
We start the eviction process with the owners approval. There are fees involved to file an eviction and those fees are paid by the owner.
7. What happens if the tenant doesn't pay the rent?
We follow all legal guidelines, informing the tenant that he/she has five days to pay the rent or eviction procedure will commence. We continue to follow through until the tenant either pays or leaves.
8. Do you deduct for mortgage payments, property taxes and insurance on my behalf?
No.
9. Do you use direct deposit?
Yes.
